Please read these terms carefully before making a booking. By confirming a booking for the apartment, you agree to the terms and conditions set out below.
Terms & Booking Conditions
1. Booking Confirmation
A booking is only confirmed once availability has been agreed, the required payment has been received, and written confirmation has been provided.
Please check all booking details carefully, including dates, number of guests, arrival details and any special requests. If anything is incorrect, please contact us as soon as possible.
2. Payments
Payment details will be confirmed at the time of booking. Depending on the booking date and arrival date, either a deposit or full payment may be required to secure your stay.
Where a balance payment is due, this must be paid by the agreed date. If payment is not received on time, the booking may be treated as cancelled.
3. Cancellation by the Guest
If you need to cancel your booking, please notify us in writing as soon as possible.
Cancellation terms may vary depending on the booking arrangement, time of year and how close the cancellation is to the arrival date. Any refund due will be confirmed based on the agreed booking terms at the time of reservation.
We strongly recommend that guests take out suitable travel insurance to cover cancellation, illness, travel disruption and other unexpected circumstances.
4. Cancellation by Us
In the unlikely event that we need to cancel your booking due to circumstances beyond our control, we will contact you as soon as possible.
Where possible, we will try to offer alternative dates. If this is not suitable, any payment made for the cancelled booking will be refunded. We cannot be responsible for additional costs such as flights, transfers, car hire or other travel arrangements.
5. Changes to a Booking
If you wish to amend your booking dates, guest numbers or any other details, please contact us as early as possible.
We will do our best to help, but changes cannot always be guaranteed and may be subject to availability or additional costs.
6. Check-In and Check-Out
Check-in and check-out times will be confirmed with your booking.
Guests must vacate the apartment by the agreed check-out time so that the property can be cleaned and prepared for the next guests. Late check-out may only be possible by prior arrangement.
7. Guest Numbers
The apartment sleeps up to 4 guests. The number of guests staying must not exceed the number agreed at the time of booking.
Only guests included in the booking are permitted to stay overnight at the apartment unless agreed in advance.
8. Use of the Apartment
Guests are expected to treat the apartment, furnishings, equipment and communal areas with care and respect.
The apartment must not be used for parties, events or any purpose other than a holiday stay. Please be considerate of neighbouring residents and other guests, especially during early mornings and evenings.
9. Damage, Breakages and Losses
Guests are responsible for any damage, breakages or losses caused during their stay.
Please report any accidental damage or issues as soon as possible so they can be resolved quickly. We understand that accidents can happen, but we ask guests to be honest and considerate so the apartment can be kept in good condition for future visitors.
10. Cleaning and Departure
The apartment will be cleaned before your arrival. On departure, guests are asked to leave the apartment in a reasonable and tidy condition.
Please dispose of rubbish appropriately, wash or clear used kitchen items where possible, and ensure personal belongings are removed before leaving.
11. Smoking
The apartment is strictly non-smoking inside.
If smoking is permitted outside on the balcony or terrace, guests must dispose of cigarette waste carefully and respectfully. Any additional cleaning required as a result of smoking may be charged to the guest.
12. Pets
Pets are not currently permitted at the apartment unless agreed in writing before booking.
13. Children and Supervision
Children are welcome, but must be supervised by a responsible adult at all times, especially on the balcony, around the pool and in communal areas.
Guests are responsible for ensuring the apartment and surrounding areas are suitable for their own family’s needs.
14. Swimming Pool and Communal Areas
Guests may use the communal swimming pool and shared areas in accordance with any rules displayed on site or provided before arrival.
The pool is used at guests’ own risk. Children must be supervised at all times. Please respect other residents and guests when using communal facilities.
15. Parking
Communal parking is available close to the apartment, but spaces may vary depending on availability and the time of year.
Guests park at their own risk. We cannot accept responsibility for loss, damage or theft involving vehicles or belongings left inside vehicles.
16. WiFi and Utilities
WiFi is provided for guest use where available. We cannot guarantee uninterrupted service, as connection speeds and availability may be affected by local providers, technical issues or circumstances outside our control.
Guests are asked to use electricity, water and air conditioning responsibly during their stay.
17. Air Conditioning and Heating
Air conditioning and heating should be used sensibly. Please turn units off when leaving the apartment and avoid leaving doors or windows open while they are in use.
18. Travel, Transfers and Car Hire
Guests are responsible for arranging their own travel, flights, transfers and car hire.
Where we recommend third-party providers, such as airport transfer or car rental companies, these are independent businesses. Any arrangement made with them is between the guest and the provider directly.
19. Local Conditions and Building Works
Salema is a living village and the apartment is part of a wider residential/resort setting. From time to time, there may be local activity, maintenance, building works, events, traffic, noise or other circumstances outside our control.
We will always try to advise guests of any major known issue where possible, but we cannot accept responsibility for matters beyond our control.
20. Problems During Your Stay
If you experience any issue during your stay, please contact us as soon as possible so we have the opportunity to help.
We cannot usually resolve issues that are only reported after departure, so please let us know promptly if something needs attention.
21. Personal Belongings
Guests are responsible for their own belongings during their stay. Please ensure doors and windows are secured when leaving the apartment.
We cannot accept responsibility for loss, theft or damage to personal items unless caused by our negligence.
22. Liability
Guests use the apartment, balcony, communal areas, swimming pool and local facilities at their own risk.
We are not responsible for injury, loss, damage, delays, travel disruption or additional costs arising from circumstances outside our reasonable control.
23. Force Majeure
We cannot be held responsible for events beyond our control, including but not limited to extreme weather, natural disasters, fire, flood, travel disruption, strikes, government restrictions, utility failures, pandemics, illness, local works or other unforeseen events.
24. Website Information
We aim to keep website information accurate and up to date. However, details may occasionally change, including local facilities, restaurants, travel times, nearby services or communal facilities.
Images and descriptions are provided in good faith and may be updated from time to time.
25. Privacy
Any personal information provided as part of an enquiry or booking will only be used to respond to your enquiry, manage your booking and communicate with you about your stay.

26. Agreement
By making a booking, guests confirm that they have read, understood and accepted these Terms & Booking Conditions.
